What's My Home Worth?

What's My Home Worth?

When you're getting ready to sell your home, one of the first things we do is put together something called a Comparative Market Analysis — or CMA for short. Think of it as a detailed report that helps us figure out the best asking price for your home.

We look at similar homes in your area — ones that have recently sold, are currently for sale, or were on the market but didn’t sell. We compare things like size, condition, location, and features to your home. This way, we can see what buyers are actually willing to pay for homes like yours right now.

Pricing your home correctly from the start is critical. If we price it too high, it might sit on the market too long and eventually sell for less. If we price it too low, you could leave money on the table. A good CMA gives us the information we need to set a smart, competitive price that gets you the best possible result.

How A good CMA helps you

One of the first things I do for my clients is to put together a Comparative Market Analysis, or CMA. Think of it as a snapshot of your home's value based on what similar homes in your area are selling for right now. It’s not just about listing a number—it’s about being competitive and making sure you’re not leaving money on the table.

A good CMA helps you:

  • Price your home right from the start

  • Attract serious buyers
  • Avoid sitting too long on the market (which can turn buyers off)
  • Have more confidence during negotiations

Without it, you’re guessing—and in a market like Santa Cruz, guessing can cost you thousands.
